Market Wrap: A strong note auction of $42B 5 yr notes, assurance from the Fed that interest rates will remain low for an extended period of time and continued subdued inflation from the minutes helped to push Mortgage Bonds to their highest levels of the year. Our benchmark 4.5% coupon rose 28bp to close at $102.25. The Case/Shiller Home Price Index was 0.3% higher in September from August but down from July’s reading of 1.2%, which also helped to lift prices. Stocks were mixed after a lower 2nd reading on GDP. The losses come after the Dow hit a 2009 high yesterday. The S&P 500 was down fractionally finishing at 1,105.65, the Dow lost 17 points to end the session at 10,433.71 while the Nasdaq dropped 8 points to 2,169.18. Oil prices fell to $76.02/barrel down $1.54 as they continue to trade between $82 and $75/barrel led lower by a rising dollar. Tomorrow’s economic calendar is packed with Personal Income and Spending, Core PCE, Initial Claims, Durable Goods Orders, Michigan Consumer Sentiment and New Home Sales. Whew! The Treasury will conclude this week’s record funding with another record $32B in the odd 7 year notes.

You may be wondering why mortgage rates and Bond prices have remained quite favorable in the face of dwindling Fed purchases of Mortgage Bonds. This is mostly due to supply and demand. The Fed is presently purchasing closed and securitized Mortgage Bonds on loans which were originated back in July and August. A look at the Bond Page or a review of your past rate sheets shows that rates were significantly higher then. Therefore – origination volume level in those months were lower. So the Fed’s reduced levels of purchases are meeting the reduced supply coming to market pretty well. But because pricing and origination volume levels have improved during September and October, more supply will hit the market over the next couple of months. This will arrive at a time when the Fed purchases will be even lower. The result should be worse pricing and higher rates.

Attending a WordPress seminar learning how important blogging is to the entire Web 2.0 strategy. One of the biggest aha’s in when you blog, blog with your content in mind. In other words, just don’t start rambling on, have a plan and an idea of what you are blogging about, who your targeted audience is and what point you want to convey.

The second aha is that consistency is the name of the game. Web 2.0 is constantly changing and if you are not blogging then you will quickly get left behind!
